Our clients purchased this traditional Clyde Hill beauty in 2017, as the potential perfect fit for their family. They had the vision to see past glaring, brassy light fixtures and fireplaces with multiple styles of flooring from decades past. Adding over 1000 square feet, our team touched nearly every corner of the house, replacing floors and light fixtures, and updating four existing bathrooms. The functional, but dated, sunflower kitchen would blossom into a beautiful, bright, and spacious heart of the home, gleaming with high-end appliances. The revitalized first floor master now offers welcoming, dedicated guest accommodations. A whole new master suite emerged upstairs, with lofty, vaulted ceilings and a bay window to capture breathtaking views of Mt. Rainier and the Bellevue skyline. A spacious family lounge over the garage completed this whole home remodel and addition.

Our clients approached UNIQ with their design plan and architect drawings in hand. Incredibly, when seeking help to draft plans for their addition, they found the original architect who designed the house in the 1990’s. Serendipity worked in our favor, as the expert plans allowed for a well-executed path to success.
Demolition of dated tile gave way to warm and welcoming wood flooring throughout the first floor living, dining, and kitchen areas. The opening between the entry and formal dining spaces enlarged to make an already grand entrance feel even more impressive in scale. The powder room and two other baths on the first floor received a full remodel, completely refreshed with tasteful and timeless finishes.
Our clients wisely invested in the heart of this home. Yellow walls and dropped ceilings disappeared, materializing into a sophisticated, stunning kitchen. A fully custom line of frameless cabinetry offers abundant storage in beautiful style that’s built to last for decades. Crackle-glazed subway and arabesque tile add visual interest above the lovely patterned movement of durable, maintenance free quartz countertops. A high-end package of Thermador appliances gleam in the expanded footprint of this bright, sun-drenched space.
Gazing up at the second story architecture, both interior and exterior, there is little evidence of an addition connecting into existing structure. Such seamless transition is no accident, but a direct result of attention to detail from well drafted plans. The UNIQ team took to heart our clients’ wishes for seamless integration. We searched diligently for materials to match existing elements, installing found pieces, such as the staircase spindles. However, where no match could be found, we crafted custom millwork to fill the gaps. Newly exposed support structure columns were styled to match existing vertical architectural elements, and each new door frame was meticulously constructed in seven distinct pieces.
Upstairs, plans specified a modified kid’s bath layout, creating a cohesive update with classic materials designed to harmonize with the first floor. A generous new family lounge emerged atop the garage, inviting relaxation and entertainment. The newly relocated laundry room resides in the addition, now conveniently located near the bedrooms. Down the hall, the spacious new master suite greets the homeowners with captivating mountain and city views. Dramatic, vaulted ceilings add volume to the space and flow through to the luxurious master bath.
Inevitably, challenges arose. Plans called for significant additional foundation support that had to tie into existing structure. With only three feet of clearance in the crawl space, multiple access holes had to be cut in the floor to accomplish this daunting task. Beginning a second story addition in Seattle’s rainy season isn’t for the faint of heart. Our team worked the framing in two phases to reduce exposure of the existing interior to the elements. Persistent and careful tarp protection became a daily source of stress as we battled through the fall wind and rain. It was a good day when the “lid” finally closed on the house and interior work began! Challenges like these are simply opportunities to earn our client’s trust.
